Tips and Tricks for Summer Sellers

When getting a home prepped for selling in the summer time it is important to have the house in tip top shape. One of the most ideal areas to focus on when selling a home would be the exterior. First impressions are everything. A home that looks untreated and neglected may take longer to sell and will probably sell for less than it should due to the lack of care. Consider hiring a professional stager to go through the home with you and provide guidance and advice on where to start when prepping your home to sell.


Some tasks that can be done to make your curb appeal increase and have the yard looking clean, crisp and put together would be mowing the lawn, watering the grass/plants, and seal the driveway. These are simple things that can be done to make the exterior of your home more appealing to potential buyers. 


When selling a home in the summer time the interior of the house also needs to look clean and tidy. This can be done by decluttering the home. Remember, potential buyers aren’t buying your ‘stuff’, they’re buying the space. This is a simple and effective tip that will benefit the seller who cleans over another who decides this task is unimportant.  During the summer time it can be extremely hot therefore during an open house make sure to keep the home cool. If your home is not equipped with a central air conditioning unit there are alternate ways to keep the home cool before a showing. Using ceiling fans or placing fans around the home, keeping lights off and blinds drawn prior to showings. If you do have A/C make sure it has been serviced by a professional hvac technician.



 Another great tip is depersonalizing a home, it is extremely important when selling. Some buyers may become distracted by the items around the house such as photographs of the current owners. Depersonalizing a home is extremely important for the seller's safety as well. This can be done by hiding away any documents in drawers, keeping pets we out of the way (odors and aggressive animals can be a huge turn off for some buyers) and finally removing family portraits from the walls of the home.
