FIRST TIME HOME BUYER PROGRAM
The First-Time Home Buyer (FTHB) Rebate is a proposed federal rebate/incentive program that provides a GST/HST rebate on new construction homes for qualified First-Time Buyers. Once fully approved by both level of government, eligible buyers will receive a rebate on some or all of the sales tax paid on their new home.

The federal government has proposed a First-Time Home Buyer GST Rebate Program to improve affordability for First-Time Buyers purchasing new construction homes.
Program Highlights (as proposed):
Homes up to $1 Million
Eliminate the GST (or federal portion of HST).
Homes up to $1.5M - $1.2M
Reduced tax amount payable.
If the proposed legislation is passed, eligible buyers may qualify for this rebate in addition to the existing GST/HST New Housing Rebate.
Updates will follow once the legislation passes and the application process opens.
Note: This rebate affects the taxes you'd otherwise pay on your home. Speak with your mortgage provider and/or tax professional on how it impacts financing and appraisal amounts.
Eligibility
Who Qualifies as a First-Time Home Buyer?
You are considered a First Time Home Buyer if:
You have not lived in a home that you or your spouse or common-law partner owned, or jointly owned, whether in or outside of Canada, as your primary place of residence at any time in the calendar year or in the previous 4 calendar years.
You plan to use the home as your primary residence.
You are a Canadian citizen or permanent resident of Canada.
You are purchasing a new construction home from a registered builder, such as Tamarack owners.
You are at least 18 years of age.
